The steel frame, made from galvanized profiles (S350–S450), ensures structural durability, precision, and resistance to deformation. All components are manufactured using specialized equipment, guaranteeing high quality and consistency.

Zion Home villas are designed as a closed energy-efficient envelope that minimizes heat loss and protects the building from overheating.

The wall system includes external insulation (XPS), an LSTK steel frame with foam concrete infill, and internal gypsum board layers. This combination provides excellent insulation and airtightness.

The roof is engineered for Mediterranean conditions. It includes 20 cm of mineral wool within the LSTK structure, followed by OSB sheathing, a 5 cm layer of foam concrete, and a two-component waterproofing system applied in two layers. The roof is built with a slope of 1.5–2% and includes forced ventilation outlets to remove moisture.

The floor system consists of a compacted base, thermal insulation, concrete screed, and a finishing layer such as ceramic tiles or laminate. This contributes to overall thermal stability and comfort.

Windows, Engineering and Smart Systems

To enhance energy performance, we use modern aluminum window systems such as EXALCO ALBIO 235 with high thermal efficiency.

 

Engineering systems include LED lighting,

Aqara smart home automation, and Starlink internet connectivity. Climate control is managed by inverter air conditioning units, specifically Daikin Sensira ATXC35E, which provide efficient cooling and heating with low energy consumption.
